Horsham Downs Residence

We had the pleasure of working on this amazing home with Phillip Holland from PJ Builders. The home won Gold at the Master Builders house of the year 2023 for Excellence in workmanship, creativity and innovation for New Home $1.5 - $2 Million category.

Along with 2 Lifestyle awards - A Kitchen Excellence Award and the special Schneider Smart Home Award.

All electronic features and systems of the home are integrated and automated with a Savant automation system. Savant can be personalised by the homeowner with scenes to run a set of smart actions automatically or at the press of a button when at home or away.

The lighting within the home is fully automated with a KNX control system. There are eighty switching channels and forty dimming channels.

Every light fixture, fan and towel rail is controlled/automated. There are 12 motion/presence sensors around the home to automatically turn on lighting as a person enters an area and turns off when not occupied.

The bathrooms have humidity sensors that automatically turn on extractor fans when a humidity threshold is reached, lights and towel rails automatically turn off when not needed. There are 40 custom printed glass capacitive touch smart-light switches around the home.

There is a ten zone Paradox intruder alarm system in the house and the garage, this can automatically arm the house when the homeowner leaves or be controlled by app or remote.

There is a sixteen channel CCTV system with smart ultra-HD cameras that can alert the home owner on motion, intrusion or virtual line-crossing.

A smart IP intercom is installed at the front door and gate that alerts on motion or sound, it rings to two touch panels in the house and also to the homeowners mobile phone for two way video and audio. The front door has an electronic lock that can be unlocked from anywhere via app.

There are motorised louvers over the outside dining area, with a rain sensor, and a motorised blind in the stitching room. All can be controlled from the Savant app, light switches, or touchscreens.

The wood fire place is automated with electronic flame thrower allowing the home owner to start the fire at the press of a button.

Scenes have been created for away mode, morning, evening and night time that adjust the systems within the home the desired settings.

The climate of the home is controlled by underfloor gas heating and an eleven-zone ducted air conditioning system with motorised dampers allow each zone to be turned off/on independently to maximise the efficiency.

The air conditioning system is fully automated by KNX and uses thermostats built in to the light switches to control the temperature in each zone. Multiple light switches in the same room can monitor the average room temperature and proportionately adjust the temperature and air flow to each zone.

Scenes allow simple operation of a group of zones/rooms on a schedule, or at the press of a single button.

There is smart network that covers the property with fast WiFi and data points strategically placed throughout the property a working with the Starlink internet service. The home is ready for fibre internet in the near future.

Careful consideration has been given to future proofing the home. There are spare wires run to key locations as well as ducting and draw cables in certain walls and between buildings. The KNX system was specifically chosen because it is a globally recognised standard that has existed for nearly thirty years with over four hundred manufactures, this gives the homeowner assurance that the systems can easily be maintained and upgraded in the future and not dependent on one manufacturer or supplier.

There are eleven independent audio zones across the property and a home theatre system in the Lodge. The bar has professional ten-inch speakers and an eighteen-inch subwoofer, the Loggia has a pair of eight-inch pro audio speakers and dual ten-inch weatherproof subwoofer and a 1200 watt amplifier.

The indoor zones have eight-inch in-ceiling or in-wall speakers, weatherproof speakers are installed in the other outside zones. There is a Yamaha amp Kef home theatre system with floor-standing front speakers, in-ceiling rear speakers and a 10inch subwoofer. The theatre is controlled by a Savant smart touchscreen remote control.
